MSL Group, Inc. Announces Major Energy Initiative to Assist One Million Low-Income Renters by 2020

MSL Group, Inc. announced today a major initiative to cut greenhouse gas emissions and energy costs by at least 25% for one million low-income renters in multi-unit properties in the United States within the next five years. The target for Connecticut is to reach 100,000 low income households during this five year period as part of this effort.

 

The mission of MSL Group, Inc. is to help achieve the primary goals of the Paris Agreement of the United Nations Framework Convention on Climate Change (UNFCCC) by implementing local solutions for renewable energy production and energy efficiency on an immediate basis.

 

MSL Group, Inc. is specifically focusing on bringing energy efficiency measures and renewable energy to affordable multi-unit properties in a way that reduces energy costs for both owners and tenants. New, lower-cost technologies, regulatory changes and financing innovations now provide the tools that will help address the problem of split incentives that has traditionally slowed the implementation of energy measures in this market segment.

 

MSL Group, Inc. registered this individual company commitment today by submitting its Science Based Target Letter to the United Nations Non-State Actor Zone for Climate Action (NAZCA). NAZCA is part of the Lima-Paris Action Agenda of Cooperative Initiatives designed to help jumpstart implementation of the Paris Agreement.

 

Energy costs are a major burden on low income families in the United States, often pricing them out of the housing market when combined with high rent costs. Energy efficiency measures have not reached these families as compared with other populations. Renters will benefit from lower energy costs and these savings will also have a significant impact in preserving housing affordability by reducing costs for landlords as well.

 

MSL Group, Inc. in 2015 began implementing both energy efficiency and renewable energy projects for low income households residing in multi-unit properties in Connecticut. Direct energy efficiency measures include for example conversion to LED lighting, insulation, upgrading heating equipment and building automation systems. Renewable energy includes conversion to solar power, solar plus storage and combined heat and power (CHP) systems.

 

Both the Connecticut Green Bank and the Connecticut Housing Investment Fund have been key drivers in pioneering financing solutions for affordable housing energy measures. Their financing solutions can and should serve as a model for other states beginning to focus on affordable housing energy solutions.

 

The primary goals of the United Nations Paris Agreement, adopted on December 12, 2015, include:

 

(a) Holding the increase in the global average temperature to well below 2 °C above pre-industrial levels and to pursue efforts to limit the temperature increase to 1.5 °C above pre-industrial levels, recognizing that this would significantly reduce the risks and impacts of climate change;

 

(b) Increasing the ability to adapt to the adverse impacts of climate change and foster climate resilience and low greenhouse gas emissions development, in a manner that does not threaten food production;

 

(c) Making finance flows consistent with a pathway towards low greenhouse gas emissions and climate-resilient development.

 

MSL Group has adopted key driving principles to achieve these goals by pursuing solutions that will:

 

1. Generate a competitive return on investment on all activities in order to encourage adoption and to attract finance flows.

 

2. Achieve the greatest reduction in greenhouse gas emissions in the shortest time period to have the greatest impact on reducing global greenhouse emissions.

 

3. Maximize the long-term economics and health benefits that accrue from extending renewable energy and energy efficiency to lower-income families.

 

4. Maximize local sustainable economic development opportunities for lower-income regions in both developed and developing countries.

 

5. Increase energy security by reducing demand, producing locally and stabilizing prices.

 

The company will measure progress by adding the totals of and then tracking:

 

a. Kilowatt and BTU production achieved by conversion to renewable energy sources

 

b. Kilowatt and BTU reductions achieved through energy efficiency to calculate total reduction of greenhouse gas emissions achieved.

 

c. Kilowatt and BTU production achieved through waste to energy conversion projects
